I have tenants who have managed to not pay 15 November rent, through a series of drawn out excuses etc. until 15 Dec rent due which has been paid. They claim direct debit was wrongly held over,and has now been 'reinstated' satisfactorily. I asked then if this is so, why has Nov still not been paid then?

It has all got a bit 'grumpy' with text messages to & from getting harsher and harsher, he sais I have bad attitude because I am getting angry at his quite apparent laxity!! He never answers phone - only contact is text! and house is 220 miles away from me.

The AST is 12 months, ending March 2009. Should I wait till 15 Jan and see if balance paid up or send notice to quit?

If I send notice now I am sure they will not pay any more rent after notice received. How long does it take to get them out.

What are date / time requirements for notice?
