I have a property that is managed by a letting agency . the tenants had a tenancy agreement till the 29th nov 08, but left the property around the 2nd nov 08. they owed 2 months rent and needed to de flee the carpets. the deposit has covered 1 month rent and the de flee treatment but they still owe one rent which is 575. The letting agency has cntacted the many times by letter to the guartors residence but no response.

just want some advice but the best way to go about getting my rent...the tenant did say that there was mould/ damp in the house but they never mentioned it before. shall i take them to small claims court???

If you could give me some advice i wuld be grateful.
