I have contacted the help desk and received a response, but I am still unclear. The suggested Section 8 suggests there has to be 2 months rent unpaid (monthly rent) but I have a tenant who unpaid November (just before Xmas !) and has recommenced payments Dec and Jan but refuses to pay the still outstanding Nov rent. If I erve notice now he may even just not pay the last remaining rent aswell !

He is now ignoring my commnications.

His 12 month tenancy expires 5 Mar 09 and I suspect he will continue to ignore me until he leaves still owing.

I need advice,

Do I send notice ....if so exactly what notice?

Should I wait till I get Feb Rent which pais up till tenancy end at least and then send notice in knowledge that i have very little chance of recovering the 'missing' rent?

Do I need to send notice anyway to confirm the normal tenancy end, or just a letter or nothing?
