I have 2 tenants who have been in my flat since July 05. They had been great, looking after the property and paying rent on time until Feb this year when the rent wasn't paid. It was meant to be a one off problem with his wages being restructured and paid a month late. Rather than catching up, rent payments have continued to be missed and despite various meetings and agreed repayment schedules, the arrears now amount to £4,650 (after a few irregular payments). The monthly rent is £1,150 and the deposit is £1,000.

The tenants have given notice and will be moving out on 5/12/08. Despite assurances that all would be settled before this date, nothing was paid in last week when about £2,000 was scheduled.

Please advise on best way to proceed.
