Hello

I intend to rent my property to friends. I am loathe to set up AST's and wondered whether under the 'rent a room scheme' I need to enter in to seperate AST's or is it o.k to proceed on verbal agreements?

I know this sounds risky, but I am not one for unneccessary paperwork. I would of course do an minimal inventory and schedule of condition before they moved in, but didn't think a full 6 month AST would be required.

Any thoughts?
