I have a tenant constantly in arrears with rent. The tenancy agreement is not in his name. I believe it to be his daughter who I also believe has never lived at the property. Whenever I try speak to him or his wife they suddenly appear not to understand english (unless they are asking for some work carrying out when they appear to understand).

At the moment he is 4 weeks in arrears. Presuming/expecting he reaches 8 weeks in arrears, how will the tenancy be viewed (AST 12 months) with his name not being on the tenancy agreement. I have tried to contact the name on the AST but the number is no longer connected.
