I have a tenant that has failed to pay his rent for the past 3 months. I have repeatedly notified the tenant by telephone and text message that payment is overdue. I have also notified the tenants guarantor. However, still no payment has been received.

Do you have a template letter that I can send advising the tenant and his guarantor that I will commence legal action to recover the arrears from him and/or his guarantor if payment in full is not received within 7/14 days?
