Hello, my tenant is supposed to pay rent on the 5th of the month. She didn't pay in November but did pay in Dec. She says that she did pay, but won't provide any proof of this. She is very sneaky, and i suspect that she knows that I can only get possession if she is two months in arrears. She may therefore be planning to leave and hopes to be 1 month in arrears until she does this.

What can I do, since she has broken the terms of her contract ?
