ccj for debt

Hi
we are a student letting agent, one tenant of one house on single ast (which ran on from last year, she never returned the one for this year so i am presuming she is a statutory periodic tenant now??)

she left owing three months rent siting repairs as being the reason. all the repairs were done (apart from moving some rubbish) before the date she stopped paying rent. Should she have given me one months notice as a periodic tenant, and if not should rent account still be running?

also do i do the ccj in my name or the Landlords name and what sort of things can i claim for?

she says she will counter claim for injury and damage to clothes from mould which i didnt' get chance to inspect before she left....

we are only a small family run business and dont have to do this too often so could do with some pointers please!
