Hello All,  Advice please.  I have a couple of student rental properties which I have let for 6 plus years.  To date, as part of the summer maintenace, I have always paid for the ovens to be professionally cleaned which generally costs about £80 plus sometimes the extractor and hob so can be up to £120 which I asborb as part of annual maintenance costs and are expensesed.  I went to an event recently and a lot of other student landlords would charge the students out of their deposits or request them to sort out themselves before they leave.

I am just seeking advice what other student landlords do???I appreciate no right or wrong answer.   In one of the houses this year, I have had a bunch of students who really havent cleaned at all much and the house is filthy and I am anticpiating a busy summer of getting the house back to standards.  I get on very well with the students, but the oven is absolutely thick with grease.  Between 6 of them, its not much cost to them and their AST clearly states that the house should be given back as given at the start of the tenancy.  Any thoughts please?

Many thanks
