how to handle tenant with issures

Hi All,

just want to throw this one out there for ideas / disscussion / susgestions. Situation is a small studio flat, that I have been renting out for over 25years.

Because of its size, tenants stay between 2 and 5 years before moving on. I have had a tenant in the flat now for the last 8 years, I do regualar inspections and have comented a few times on the condition of the flat and amout of stuff they have accumulated. My feeling up to now are if they want to live in a sty then thats their choice. However the flat now needs a  full refurbishment. Due to the size of the flat I would need it clear of the possessions and tenant. I fear that this tenant has 'issures with life' hence the accumulating and not throwing anything away.

I dont want to get all heavy with them as this may add to their problems but I think that the flat is now not a safe or healthy place to live. What would your plan of action be?
