I have a problem tenant who is clearly not coping with paying the rent, keeping the house clean and neglecting to tell me of issues which is causing damage to the property. He doesn't have health problems and is working but is prioritising his money on his social life (his own admission) 
He has agreed to move out for a cash incentive which I'm willing to pay to have my property back and save my stress and worry.
I became an incidental landlord and I really just want to sell the property and put the whole mistake behind me.Has anyone one else been in a similar situation?

I'd really appreciate some advice please.
