Chimney Sweeping and CO Detectors for Multifuel Stoves

Hello everyone,

I have a property which includes two functional multifuel stoves. However, the signed contract states that 'the woodburning stoves are for decorative purposes only and must not be used'. 

Am I legally required to arrange and pay for the flues to be swept annually and am I legally required to install carbon monoxide detectors in the two rooms with the stoves?

I am having a hard time getting to the bottom of this.
