Achieving Vacant Possession to Sell Property post S21

Hello there,

I'd really apprecaite the benefit of your opinion on this one.

I have a property that I would like to sell at some point in the not too distant future - the economics of the property market in the area mean its worth a good chunk more if I return it to a single dwelling house (currently divided into 3 self conained flats) rather than sell it as is as a BTL - this is the case even after taking costs of conversion into account.

So of course the million dollar question is jump now via S21 or wait and use new Ground 1A (Sale of Dwelling House). Reading this Grounds for Possession in the Renters Reform Bill it all sounds hunky dorey but I wonder if it will be quite so straightforward and whether there will be a sting in the tail for landlords wanting to remove tenants and sell with vacant possession. 

Any thoughts appreciated. Thanks in advance.
