Good afternoon and thank you in advance for your advice and insights.

I have three properties let in Wales and each has been let with the same tennants for the past 10 years or so.  Following relocation to Australia and a very painful divorce, I basically buried my head in the sand about everying I had left in the UK and, other than having local trades maintain the properties (I have a man who lives local that coordinates the maintenance for me) I have not kept up with the paperwork and have fallen further and further behind with the compliance aspects including the provision of Converted Contracts and EPCs.

I had not changed the rents during this period but, having now increased the rent one of the tenants has stated they cannot afford it and have clearly been waiting for this opportunity and noted the will take all legal options open to them to stay/make it an expensive parting.

Their 'first order of business' was to demand I pay them two months rent in compensation for not having provided them with their Converted Contract by the 2023 deadline.

I can see that landlords can we fined 'up to' this amount and my initial inclination would be to just go to court if they push it that far and explain my position noting there has been no material impact on the tenant and the converted contract was provided (or will be) with a couple of days of it being noted.

Would you expect the court to apply the maximum amount should I take this route...?

The EPC for the property is also and F and I see it needs to be an E to be lawfully let.  I have extra insulation put into the roof since the EPC was done but will now need to have an assessor out to assess.  If I am addressing this, could they also bring this up resulting in more fines or.....if I am actioning it now....would this mitigate any financial penalties for not having done it sooner.

Thanks so much for your comments and yes I know this is my fault and painful as it is.....I am committed to just getting all the paperwork back in line with where it should be with a view to selling.  It is just too much and I feel sick as the situation I now find myself in.
