Do I start small Claims court proceedings if the tenant has left since april and the tenancy ends 30 june? Its now 3.6.09.I have phone and spoken to one tenant, who used her dad to threaten me if I take action. Another tenant refuse to answer the phone and I recorded delivered a rent arrears letter to his mum who is a guarantor, but no response.
