Rent Arrears

I have a landlord who is currently having problems with one of his tenants, they are two months in arrears, the landlord has tried to contact them by phone and via letters but they have ignored both methods. What are the landlords rights in these circumstances, and can he gain access to his property to inspect it?

Many thanks
