We have a tenant who refuses to pay the rent on a tenancy that comes to an end on 9th May 2010 and where we are holding a 6 week rent deposit deposited with DPS.

How easy is it to get the payments from DPS if the tenant/guarantor disputes the payments even though his dispute is groundless.

Should I pursue the late payment in the small claims court or use the DPS' free adjudication service.

Does anyone have experience of the DPS' adjudication service and how fast/effective is it?
