Dissolving a lease as a freeholder

I own the freehold and one flat in a building. I have an opportunity to purchase a second flat in the building and would then own all flats in the building and would then remortgage in a MUFB.

The additional flat being offered has a lease but I want to disolve that lease.

Can the seller dissolve the lease at point of sale so that it no longer exists and does anyone know what shape this takes?
