Leaseholder gone AWOL

Scenario.......

Leaseholder (999yr) of a Domino's outlet has gone silent for past 5yrs, business still running but zero communications. For the past 3yrs no ground rent or service charge has been paid by leaseholder to the freeholder. Letters/emails sent from freeholder and solicitiors to all known addressess including those listed with Companies House, as well as personal visits to try and speak with the leaseholder.......but still radio silence

Which of the numerous "section notices" would be most appropriate? 

ps Solicitor has been less than useless but has increased his hourly fees!!!!
