The tenancy agreement will end by the 31st of May 2012.
I ve text and phoned the tenant in order to make sure she will return the property by the 31st.
She do not reply and I have a strong feeling she will not move out.
She is also in 3 months in arrears.
Please advice what I need to take.

Just for your information, I have been chasing for the outstandings by letters and I have also written to her about wanting my property back. I delivered my notice (back on March 2012) letter but she never opened the door to collect it. I took photo by holding it in front of her door.
