AST or not

I like "expert landlords" as they create a mess which they expect our magic wands to resolve.
Generally a tenancy granted after 28.2.97 is an AST unless the paperwork says it is an ASSURED TENANCY. The clauses re Acts of parliament deal with repairs etc.
Based on what you tell me I believe it to be an AST so you can as agent serve a s21(1)(b) .UNLESS the agreement states it to be an ASSURED TENANCY.
