Contractual Agreement
Possession - Section 8 and Section 21

Hi

I have a property running on a contractual agreement, the rent is £2500 pcm and it commenced on the 15/02/2010, it was a fixed term of a year but it has rolled into a periodic

The tenant is not able to keep up with rental payments and i wish to serve a section 21 and if possible a section 8.

The section 21, would that be a normal 21(4)a ? or is there another method that is required under a contractual agreement.

Your help woudld be greatly appreciated.
