Tenant on LHA paid direct and has never paid top up to full amount since moving in almost 2 years, changed agent in 2010 and they tried to get it sorted.

Old agent screwed up on inventory but there has been damage to windows and doors with tenant including repairs.

New agent has been to court 3 times, 1st tenant was on own so Judge said get legal aid, second time sols for tenant never turned up and 3rd time with sols made huge claims and judge wanting to give posession but sols claimed case law to prevent it so adjourned again.

Another hearing on 17th Feb and agent uncomfortable as not really trained for this over and above getting basic posession.

Options as want to evict but need court help to counter tenants sols who is really trying it on.
