Hi

I have a tenant wishing to let my house in January when there current tenancy ends. They are going away for a month next week and are willing to pay £700 upfront which was what I asked for as a deposit.

I was wondering if I should use this as a deposit and then before they move in take £575 first months rent

or

take the first months rent now and the deposit just before they move in?

Are there any implications or things i need to be aware of for either scenario?

many thanks
