Early 'flexible' release from tenancy
Possession - Section 8 and Section 21

I have a tenant who is 12 months into a 24 month AST contract with an 18 month break clause. He asked to be released from the tenancy early, to which I agreed and have served him a S21 notice due to expire at end of August (12 mth anniversary).

He has now requested to stay on until such time as I find a replacement tenant, which suits me however;

1.) Will the existing 24 month tenancy agreement still be valid, despite my having served a S21 stating I require occupation from end of August (12 months)? Or, do I need to enter into some form of 'rolling' agreement?

2.) Will I need to provide a further 2 months notice when I require him to vacate the property?

Any guidance is greatly appreciated.
