Tenancy agreement update; and abandonment form of notice

I see the latest RLA tenancy agreement doesn't have a witness box. Has legal opinion changed need for this? Do guarantor forms still need witnessing?

I have an abandoned small flat, and the keys have not been left. I'm hopeful that the guarantor will resolve the notice and key return (they normally react pretty quickly to motivate the tenant when money is mentioned, I find!) but meanwhile have left and recorded a gone-away notice, but of my own wording; what form of words and time period would you advise? Should a section 8 be considered as well, given advice against it generally? I agree the risk of disrepair/counterclaim outwieghs the benefits. I issued a section 21 with the 12 months AST, 7months of the tenancy remaining.
