proof of serving S21
Possession - Section 8 and Section 21

Is there any fool proof way to serve an S21 on a tenant who will not answer the door, he will deny receiving it , even if a witness photographs me posting it .
Will the court always believe the tenants claim not to have received it and list a court hearing.
Surely there must be some way to remove any doubt from the judges mind and avoid a court case
Any suggestions very much appreciated
