Borrowing against a portfolio

I'm sure my position is quite common, and that there must be people out there who have already solved this problem.

I'm a sole trader who owns a few properties. My equity is around 18%/£200k, and I'm looking to borrow around £70 secured against the portfolio.

I did look at setting up a company with a secondary charge against the whole lot, but it seems I would have to pay stamp duty again when I transfered them over to the company. This would be cost prohibitive.

Any suggestions greatly appreciated.
