Any advise on Tennants on Benefits?

My flat is a small purpose built 1st floor flat which has been let without any problems for the last 2 and a half years but is going to become vacant again very soon.

I have a prospective tennant who is on Housing Benefit and Sickness Benefit.

As I have never had a tennant who is on benefits before, can anyone give me any advise regarding this?

Are the benefits paid direct to the tennant?

I don't think the prospective tennant is working at all, so how do I know that they can afford the rent or how much will be paid by benefits?

Are there any special conditions that apply to the tennancy?

I would appreciate any advice that anyone can offer.
