Hi we are about to move into the world of shared accommodation lets. We have a number of properties let to complete family units, so far without problems thankfully. This will be our first rental room by room. Can anyone tell me the best way to go about somesort of tenancy agreement, and advise on rental collections that work well/deposits etc. Also, the property is a new build with three stories 4 double bedrooms. Is it adviseable to keep to double beds in each room? Is it best to stick to bills included in the rental for the room?

Any top tips would be gratefully received.
