Hi I have rented my property out before but through an agent and am not too sure on how to proceed. have rang the help desk bit dissapointed that there was only an answering maschine. Can anyone help would be much appreciated:

Have found a tenant is a family consisting a mum/dad and 3 family members, son will be paying most. Have had reference from previous Landlord (agency) in dads name. Dad is not working at the moment :

Qu: Who do I do the credit check on Dad or son.
who's name do I put the contract in all 5.
which contract do I need seems to be about 5 on the website (will be renting for a yr first)
Is it necessary to have a bank reference? especially for payment insurance. Would be happy if anyone can help. thanks
