I have a 7 bed licensed student let with total Rental income of over £30,000 per annum. Bills are inlcuded within this but the rental income alone is still above £25k. Single Tenancy agreement, jointly and severally, deposit held as one.

Q1. Am I right in thinking I cannot use an AST if rent is over £25k?

Q2. Is this therefore exempt from the Tenancy Deposit Scheme?

Q3. What sort of Tenancy Agreement Should I be using and is there an example online?
