Buying property with Tenants and want rent increased before complete on purchase

We are buying a property which we would thought would be vacant but now turns out the vendor wants to sell with tenants in situ. They seem nice enought (although their English is limited as they are Lithuanian, so haven't had an in deepth conversation with them.) The rent they are paying is very low so we would want it increased by about £25 pcm prior to us completing on purchase ie current landlord to put up rent. How should we handle this and what time period do we need to allow for increase to be accepted and in place? We don't have copy of tenancy agreement yet. Thanks,
