Hi this is my first time as a landlord, I have taken 18 months to refubish a beautiful property, in Swansea South Wales. The agents I employed to advertise my property have after 6 weeks and a drop in rental value, from £1450. per month to £1299 found tennants for my property. Unfortunatley after a credit check, it seems his income does not meet the credit rating it should. However, he is willing to give a 3 months upfront deposit and the bond of £1500. My agents have said they would give him a 3 month contract, which when he received the money from a recently sold property of £1500.000.00 he can then pay another 3 months upfront. As much as I would like to trust the tennants,he could leave after 3months, and I would have the same costs of brining the property back up to standard ie re painting through out etc.
What further securtiy would you suggest I ask for?
