i am dealing with a property on behalf of a landlord, his tenant has been in the propety since January 2006 at a rental of £350.00 pcm, the tenant is on housing benefit and gets £263.08 of his rent paid and he is responsible for paying the top rent of £86.92 each month, the tenant has never paid one top up payment since he has been in the property at first he advised he wasnt going to pay as damp in property, damp report was done to show no damp just condensation from not opening windows when drying washing etc.. the tenant now owes £1912.24 rent arrears, the landlord does not want to evict the tenant or go down the road of taking it to court, is there any other way we as a letting agents can try to recoup some of this money back without possession order being issued.
