we issued notice of posession on a property at the request of the landlord as the tenancy agreement was coming to an end, we arranged property checkout with tenant via letter we hand delivered as was not contactable by telephone.

when we have attended the property to complete the property checkout we have found the property to be empty and tenant had posted his set of keys through letterbox.

unfortunately it looks like tenant has helped himself to furniture and other belongings from the property and a property which was once fully furnished is now barely part furnished. as the tenant was not available at checkout we have no forwarding address and tel number out of order.

when tenant moved in no credit checks were done as he was a fisherman and worked for cash, the landlord was happy for us to move him in knowing this.

where do we stand now as a letting agent with the landlord can she hold us responsible or is it up to her to contact police etc to advise what has happened.
