My tenant has moved out after a fixed term 6 month tenancy. After this tenancy, the living room carpet has a stain which we have tried to remove with a Vax however it is still there and quite obvious in the middle of the room. This carpet is around 7 years old and is generally in very good condition with no other obvious marks. The bedroom carpet now has an area that is badly stained next to the bed with a red wine/blackcurrant juice type stain and again we have tried to remove this with a tax to no avail. This carpet is over 7 years old, and is generally in good condition, however as it is light coloured carpet the stain is very obvious.

Presumably our next step is to arrange for a professional carpet cleaner to try to remove these stains. If the stains are not removed after this could you please advise how we go about charging for this damage.

Thank you.
