Accidental overpayment.

My tenant has accidentally overpaid me £850 rent at the end of her tenancy. She is in dispute with me over her deposit of the same amount. During a face to face meeting we agreed a settlement figure of £200 to replace a carpet. On closer inspection, I think that some of the damage is beyond a definition of wear and tear and would like to claim significantly more. I believe that I have to return her overpayment and treat the deposit issue separately with the TDS? My husband thinks that we should keep the money and argue it out. Please advise.
