I currently have a non registered TDS as it related to a non AST tenancy.

I had professional inventory clerk check in at the commencement and and check out at the end of the tenancy. I have tried to be very reasonable but am not getting anywhere. The deposit is held by the letting agent. The iusse will hinge on the formula for what constitutes ware and tear in each room. Where do I find a break down, and will I need to go to court if we fail to agree, which I believe will be the case. The deposit is £9K and I am claiming £5K. The tenant dosen't want to pay anything.
