I believe our tenant has abandoned the property. What are our rights as to possession?

S5 Housing act 1988 states that the tenancy and obligations to pay rent continue until the tenant does acts consistent with ending his tenancy ( i.e. giving the keys back or clearing everything out) or you get a court order for possession. In the absence of either you run the risk of being sued for unlawful eviction
