a landlord has come to us for advise with regards to a problem tenant who is not paying rent. there tenancy is due to expire next month and the landord does not want to renew the contract, the tenant signed a section 21 when tenancy started but is now refusing to leave as landlord has not given written notice of two months, does the landlord still have to give written notice if there is section 21 in force, he has given verbal notice last month but tenant is denying this
