Please can anyone advise me. I have a tenant who paid two months rent upfront at the start of a 6 month tenancy in July. I tried to place a months money with the DPS but had so many technical problems with the website at the time that the two week period elapsed and so I decided to take the money as two months rent in advance. I e-mailed for advise nearer the time to no avail!

Is it too late to place this money in the DPS? Is there any comeback to me that it isnt paid apart from the fact that I have left myself open with no security?
The tenant is late every month paying the rent and will be soon in arrears (over 1 month late+ no deposit).
Unfortunately my husband did not issue a S21b with the AST.Presumably I need to issue a s21b now?
Please advise the best course of action.
