Death of a tenant before moving in

A new tenant who had signed a six month tenancy agreement and paid a month's rent in advance died two weeks before moving in. What can I legitmately claim against the estate? I have passed my condolences to the relativs and am making strenuous attempts to find a replacement tenant.
