I speak from personal experience - if you are renting out your own home (for whatever reason) get a reputable agent to handle it. You will be far to emotional about condition of furniture and decs, and this will lead to upset.
They can also weasel out the nosey but not interested bunch.
Also get video/photographic inventory done by professionals.
You could come to an agreement with the agent that if the tenancy was only for six months, say, they would find a replacement tenant for free.
A short tenancy like that is not cost effective.
