Hi,

Some advise please. I have taken a deposit from a prospective tenant 5 days ago. She has now changed her mind and wants the deposit back in full. We didn't sign a tenancy agreement at that time, I only took the deposit and gave her a receipt for that.

She was going to sign the agreement when she moved in and when I had done all the checks. I have turned other people down, paid for checks and cancelled adverts. How do I stand on that?
