I served 2 months notice on the 5th month of a 6 months STA to a coupled with a family who have constantly had trouble in paying their rent.(Section 21 was served at the begining of the tenancy)

The couple should have moved out today,but are unable to find another house.They have turned up with rent to date and are now in receipt of housing benefit.

If we continue to accept the rent for a number of months and do not instigate court action where do we stand legally.Would it be advisable to take out another contract with them?
