I'm planning to buy a property with tenants.

They have a 6 months tenancy agreement with the previous owner and the agreement runs out end of July.

The tenant has paid upfront for the 6 months and has put a deposit.

The actual owner plans to transfer the tenancy to my name and give me the deposit and the 6 months rent (minus time already spent sinec the beginning of the tenancy)

What kind of things I should be careful about?

I suppose I will have to re-check the tenants reference?

At the end of the 6 months tenancy, could I increase the rent?
