HI IS YOUR TENANT A GOOD TENANT THAT YOU WOULD LIKE TO KEEP.YOU SAY THAT THERES CONSIDERABLE DAMP THAT YOU CAN SEE SO YOU DONT REALLY NEED A DOCTORS CERTIFICATE TO PROVE ANYTHING SURELY.TO BE FAIR I WOULD SAY THAT BY THE TIME THE WORKS DONE IF YOU GAVE BACK £200 THE TENANT WOULD BE HAPPY AND MAYBE WANT TO STAY WITH YOU.BUT THEN ITS UP TO YOU CAUSE YOU KNOW YOUR TENANT
