I had a couple renting my property until recently, the man moved out leaving the lady to rent there on her own.

The rent hasn't been paid for some time now and I am considering issuing a S21 Notice. However I do have a Deed Of Guarantee signed by the man's father.

Even though the man has left, have I still got the right to recover any arrears from this Guarantor, is there any way he could relinquish his obligations ?
